London Home Show Sponsors: Meet Places for People

Places for People’s brand-new Shared Ownership homes are perfect for living life your way

Places for People started more than 50 years ago and today we’re building happy, healthy and inclusive communities right across the country. Our high-specification new homes offer generous and light-filled living spaces that suit a range of lifestyles. And with Shared Ownership, the smaller deposit required means you can make your new home dream a reality sooner than you think.

How Shared Ownership can help you onto the property ladder

Shared Ownership is an amazing scheme for those people who want to move into a new home but are finding it difficult to raise the money to get onto the property ladder.

It removes some of the major financial barriers for those who aren’t able to buy a property outright, enabling them to become owner-occupiers without the burden of high deposits or expensive mortgages.

Shared Ownership lets you buy new more quickly and cost-effectively

Through Shared Ownership, you can buy a share of a property to make it your own and pay from just 5% of that share as your deposit. This means you don’t need to spend years saving a big deposit, and you can step onto the property ladder sooner.

And because the amount you’re borrowing is smaller, your monthly mortgage repayments will be lower too.

With Shared Ownership, you can buy extra shares over time

Usually, you can buy a share between 25% and 75% of the property and, over time when you can afford it and your finances allow, you’re able to buy more shares in your home, in a process called Shared Ownership ‘staircasing’.

The more you staircase, the less rent you will pay on the share you don’t own. You may even be able to eventually ‘staircase’ up to 100%, so you own the property outright and won’t need to pay rent at all.

Shared Ownership is often a cheaper option to renting

With Shared Ownership, you pay rent on the share that you don’t own, however this is often much lower than renting privately – as rents are usually around 2.75% of the property value per year.

Shared Ownership helps to lay the foundations for your future

The great thing about Shared Ownership is that as long as you’re paying your rent and mortgage, you can live in your dream home for the duration of your lease – which can be anything from 125 to 999 years.

Plus, there is the potential for the value of your share to increase over time.
