The Help to Buy scheme assists first time buyers with getting on the property ladder, but you need to act fast as the scheme ends on March 31st 2023. A minimum 5% deposit is required, along with a 75% mortgage (55% in London). The remaining 20% (40% in London) is an equity loan from the government that is interest free for the first five years. The scheme applies only to new build homes and has a price cap of £600,000 in London and £437,600 in the South East.
Shared Ownership allows first time buyers to take out a mortgage on a property for a percentage of the purchase price and pay rent on the rest. It’s available to UK residents with a household income below £90,000 in London, and £80,000 outside of London. You will need to purchase a minimum percentage between 25% and 75% (T&Cs apply) of the property value. Your deposit however only needs to be 5-10% of the share you are buying, not of the full market value. Rent is only paid on the remaining value of the property, making this a very affordable solution to getting on the property ladder.
