Priority for these homes is as follows:
A) Households awarded priority for Help to Buy under any relevant government policy or guidance and capital funding criteria in place at the time of sale/re-sale (for example serving military personnel and former members of the British Armed Forces honourably discharged in the last two years).
B) Local connection
Top priority will be given to households with a local connection to Larkfield ward and Aylesford and Ditton ward(use website to check if postcode is in the ward:Seat Explorer (electoralcalculus.co.uk).
Definition of local connection in the Affordable Home Ownership Discount Sale Policy:
currently live in the borough and have lived here for at least the last 12 months or 3 of the last 5 years; or
are permanently employed (full time or part time) in the borough, or need to move into our borough in order to take up an offer of permanent employment; or
have close family members (parent, step-parents, brothers/sisters including step siblings, adult children (aged over 18) and grandparents who currently live in the borough and have lived here for at least the last five years; or
are a serving member of the Regular Forces or a former member within five years of discharge (or a bereaved spouse or civil partner of such a member), or a serving or former member of the Reserve Forces who needs to move because of a serious injury, medical condition or disability sustained as a result of their service; or
have some other special reason for needing to reside in the borough, for example you: are currently residing outside the borough but are fleeing violence or harassment (including hate crime); or are currently residing outside the borough but need to move into the borough in order to provide or receive significant and ongoing care or support to or from a close family member (as listed above); or have no local connection to any local authority area.
Permanent employment can be full or part time (minimum of 16 hours per week contracted) employment. Temporary employment, sub-contract work for a locally based company and training or education are not included. Self-employment will need to be evidenced and based on the address that the company is registered.
In order to satisfy the eligibility criteria you will need to provide evidence of the following:
Your local connection, as defined above: proof of your residence in the borough or employment. This can be evidenced by providing copies of tenancy agreements, Council Tax bills in your name for the relevant period, copy of letter showing registered on electoral role, copy of your contract of employment or other formal confirmation of employment or offer of employment.
Secondary priority will then be given to households with a local connection to the rest of the Borough of Tonbridge and Malling. In cases where demand outweighs supply, households with a local connection will be given priority. Interest in homes will be processed on a first come first served basis.

Discount Market Sale
Affordable housing scheme: Discount Market Sale
Discount Market Sale (DMS) is a low cost home ownership product where a new build property is purchased at a discounted price. This discount is usually around 20% and the scheme is to help low and middle earners get onto the property ladder.
Help to Buy
Affordable housing scheme: Help to Buy equity loans (100% ownership but with a 20% equity loan)
Buy a new home on an approved new build development with assistance from the Government in the form of an equity loan. The equity loan is interest free for the first five years.
Shared Equity
Affordable housing scheme: Shared equity (100% ownership with a 50% – 75 % equity loan).
Buy a new home on an approved new build development with assistance from the housing provider in the form of an equity loan. The equity loan is interest and rent free.
Discount Full Ownership
Affordable housing scheme: Discount Full Ownership (100% ownership at a discount)
London Help to Buy

Deposit Unlock is a private scheme that allows you to buy a new-build home from participating home builders with just a 5% deposit. It’s been developed by the Home Builders Federation, with lenders and the house building industry.
